For the last couple of months I have been hearing a lot of real estate market and lending market. The situation is turning for the worse. Because people are either loosing their homes or loosing their hopes towards their dream home as they are unable to qualify for their respective home loans. Today I would like to explain the current scenario of the commercial real estate market.
With the rising cases of sub prime loans, crashing condition in mortgage market not only general families are suffering, the investors are also having a very tough time to find the ray of hope. I personally know many investors for whom investing in the commercial real estate is the only option to earn the livelihood. Now lenders does not have the adequate fund to start up a fresh project. Even the banks also facing the same condition and not being able to lend money to lenders in order to buy those commercial properties that are already out there in the market.
The most hapless investors are those who are currently owing commercial apartments, office spaces, because due to unfortunate economic meltdown most of the offices are being closed, as a result of which there is no office to pay the rent. Even if I will go deep to explain the situation then the condition is so bad that people who are not direct investors, they are also suffering out of this condition. Previously there used to be many tenants who used to work in office, but as offices are closed so those jobless people are unable to pay the asking price to their landlords. So everyone is suffering out of it.
The only business that I see is profitable now is the business of loan modification. As my experience suggests me that there is no big hope of recovery down the next 3 years so in this period one can survive through the loan modification industry. When the market will come back then I can guarantee that this commercial real estate market will bounce back in it’s previous track.
